I have lived in Cutler Cay, a gated waterfront community in Cutler Bay, for 21 years. I was one of the original owners. I have watched this community grow from the ground up. Old Cutler Road corridor offers some of the most beautiful and established properties in South Miami-Dade — larger lots, mature trees, and homes that reflect decades of thoughtful ownership. Buyers looking for estate-style living at a fraction of the Coral Gables price point often find what they are looking for here.


The Lakes of Cutler Bay and similar communities offer a more accessible price point with good schools, well-maintained common areas, and a strong sense of neighborhood. These communities attract first time buyers and young families who want quality of life without the waterfront premium.

What buyers need to know about the market right now

The Cutler Bay market in 2026 is active and competitive for well-priced properties. Homes that are priced accurately and presented well are moving — sometimes with multiple offers.
