Buying your first home is one of the most exciting and most overwhelming experiences of your life — and in South Florida, where the market moves fast and the costs are genuinely different from most other parts of the country, having a complete roadmap before you start is not just helpful. It is essential.


I have guided hundreds of first time buyers through this process in Coral Gables, Palmetto Bay, Cutler Bay, Pinecrest, and South Miami. Here is everything I wish every first time buyer knew before they started.


Step 1 — Know your budget before you look at a single home

The most common mistake first time buyers make is falling in love with a home before they understand what they can actually afford. In South Florida this is particularly dangerous because homes at the entry level of our market move quickly and compete fiercely.


Your budget has three components. What you can borrow — determined by your income, credit score, debt, and the current interest rate environment. What you can put down — your down payment plus closing costs. And what you can comfortably afford monthly — which in South Florida includes your mortgage payment, homeowners insurance, flood insurance if applicable, property taxes, HOA fees, and maintenance.



✅ Rule of thumb: Your total monthly housing costs should not exceed 28% to 31% of your gross monthly income. In South Florida where insurance and taxes are significant — be conservative with this calculation.


Step 2 — Get fully pre-approved before you start shopping

Pre-approval is not optional in South Florida's market. It is the minimum entry requirement for any serious home search. A pre-approval letter tells sellers you are a real buyer — not a curious browser — and it tells you exactly what you can spend.

To get pre-approved you will need your last two years of tax returns and W-2s, recent pay stubs, two to three months of bank statements, a list of all debts and monthly obligations, and your Social Security number for the credit check. Work with a local lender who knows the South Florida market — not an online lender who has never dealt with Florida's unique insurance and HOA requirements.

⚠️ Pre-qualification is NOT pre-approval. Pre-qualification is a casual conversation. Pre-approval is a verified commitment. Only pre-approval carries weight with South Florida sellers.


Step 3 — Understand South Florida's first time buyer programs

🏦 Florida Housing Finance Corporation

Florida offers several programs for first time buyers including down payment assistance and below-market interest rates. The Florida First program and Florida Hometown Heroes program are worth exploring with your lender before assuming you need a full 20% down payment.

🏦 Miami-Dade County programs

Miami-Dade County offers its own down payment assistance programs for qualifying first time buyers. Ask your lender specifically about county-level assistance — it changes regularly and can make a meaningful difference in your ability to purchase.

🏦 FHA loans

FHA loans allow qualified first time buyers to purchase with as little as 3.5% down. The trade-off is mortgage insurance — but for many South Florida first time buyers FHA financing opens doors that conventional financing does not.


Step 4 — Choose the right neighborhood for your life

In South Florida your neighborhood choice is one of the most important decisions you will make — because our communities are genuinely different from each other in ways that profoundly affect daily life.


Cutler Bay offers the best value at entry-level prices around $590,000 with a strong community feel and access to Biscayne Bay. Palmetto Bay offers top-rated schools and a family-oriented lifestyle starting around $980,000. South Miami offers walkability and charm starting around $700,000 to $800,000 for entry-level properties. Coral Gables offers prestige and urban amenities starting around $1.2 million. Pinecrest offers large lots and top schools starting around $1.2 million.


✅ My advice: Choose the neighborhood before you choose the house. The neighborhood determines your schools, your commute, your neighbors, and ultimately your quality of life. The house can be renovated. The neighborhood cannot.


Step 5 — Work with a buyer's agent who represents YOU

In Florida the seller pays the real estate commission — which means you can have professional representation at no cost to you as a buyer. There is absolutely no reason to navigate a South Florida real estate transaction without an agent who is exclusively representing your interests.


Your buyer's agent handles everything from finding properties that meet your criteria to negotiating the offer, managing the inspection process, navigating the contract contingencies, coordinating with your lender and title company, and advocating for your interests all the way to closing day.


Choose an agent who specializes in the communities you are considering and who has a demonstrated track record of successful transactions at your price point. Experience in the specific neighborhood matters enormously in South Florida's nuanced market.


Step 6 — The offer, inspection, and closing process

Once you find the right home your agent will guide you through making a competitive offer — which in South Florida typically includes the purchase price, earnest money deposit, contingencies for financing and inspection, and a proposed closing timeline.


After your offer is accepted you will have typically 10 to 15 days to complete your inspections. In South Florida a thorough inspection includes a general home inspection, wind mitigation inspection for insurance purposes, four-point inspection covering roof, electrical, plumbing, and HVAC, and WDO inspection for wood-destroying organisms. Do not skip or rush these — they are your primary opportunity to discover issues before they become your responsibility.


Closing in Florida typically takes 30 to 45 days from accepted offer. You will need to bring your down payment and closing costs — which in Florida total approximately 2% to 4% of the purchase price — to closing in the form of a wire transfer.
