Is Now a Good Time to Sell?
Here's My Honest Answer
I get this question at least three times a week. At open houses, at neighborhood events, from neighbors who have been watching the market for months trying to figure out the right moment.
"Is now a good time to sell?"
The honest answer is: it depends on two things. What your home is worth right now. And what you're doing next.
Let me break down what I'm actually seeing in the market today.
What the Market Is Doing Right Now
In Palmetto Bay and Cutler Bay, inventory remains relatively low compared to demand. That matters for sellers because low inventory means less competition. When there are fewer homes for buyers to choose from, well-priced, well-presented homes still move — and they move with offers that respect the seller's position.
We are not in the frenzied multiple-offer-sight-unseen market of a few years ago. Buyers today are more deliberate. They are doing their research, they are getting inspections, and they are negotiating. But motivated buyers — the ones who have been looking for six months, the ones who are relocating, the ones who found the right school zone — those buyers are still out there and still moving.
The sellers who are struggling right now are the ones who overpriced at listing and are now chasing the market down with price reductions. The sellers who are succeeding are the ones who priced correctly from day one and presented the home well.
The Question Behind the Question
When someone asks me "is now a good time to sell," what they're usually really asking is one of these:
"Am I going to get what I think my home is worth?" — Maybe. Depends on condition, presentation, and pricing strategy. I'll tell you honestly after I see it.
"Will I be able to find somewhere to go after I sell?" — This is the real hesitation for most sellers right now. They don't want to sell and then be stuck. The answer is that we plan for this. Timing the sale with a purchase, negotiating a leaseback, or having a clear plan for the next step makes this very manageable.
"Should I wait for the market to get better?" — Better for whom? If prices soften, you sell for less. If rates drop, more buyers enter the market but so does more competition from other sellers. There is no perfect moment. There is only your situation and your timing.
My Actual Answer
If your home is in good condition, you have equity, and you have a reason to move — now is a reasonable time to sell. Not because the market is at its peak, but because waiting for a peak that may or may not come has a real cost.
The best time to sell is when you're ready. The second best time is after you've had an honest conversation with an agent who knows your specific neighborhood — not the national market, not Miami in general, but your street, your zip code, your buyer pool.
If you're asking yourself this question, let's talk. A free market evaluation takes about 30 minutes and gives you real numbers to make a real decision. No pressure, no obligation — just clarity.
