The Myth That's Costing South Florida Buyers Thousands:
"I Should Wait for Interest Rates to Drop"
I hear this almost every week.
"We're going to wait until rates come down a little more. Then we'll buy."
I understand the logic. Rates go down, monthly payment goes down, you save money. It sounds right. But when I walk buyers through what that strategy has actually cost the people who tried it — the conversation usually shifts.

Here's What Waiting Has Actually Looked Like
Over the past two years, buyers who decided to wait for rates to drop while continuing to rent watched home prices in Palmetto Bay and Cutler Bay continue to hold — and in some pockets, increase. The rate drop they were waiting for came in smaller increments than expected. And by the time rates nudged down a point, the homes they had bookmarked were either sold or listed at higher prices than before.
The monthly payment didn't get better. It got worse, because the purchase price rose faster than the rate fell.
Meanwhile, the buyers who purchased during that same window — even at higher rates — built equity. Some refinanced when rates moved. Others didn't need to, because the appreciation in their neighborhood more than offset the difference in payment.
The Real Math Nobody Talks About
Here's a simplified version of what I walk my buyers through:
Let's say a home in Palmetto Bay is listed at $650,000 today. You wait 12 months for rates to improve. In that same period, the home appreciates just 4% — which is modest by South Florida standards. That home is now $676,000. The rate difference might save you $150/month on the payment. But you've lost $26,000 in starting equity before you've bought anything.
Add in 12 more months of rent — say $2,800/month — and the cost of waiting is over $59,000.
That's not always the outcome. Markets don't move in straight lines. But it's a real scenario that played out for a lot of people in this market, and it's worth running the numbers before you decide.
What I Actually Tell My Buyers
I don't push anyone to buy before they're ready. But I do push them to look at the real math instead of the headline.
The right time to buy is when you're financially ready, when you plan to stay for at least a few years, and when the home makes sense for your life. If rates improve after you close, you refinance. But you can't go back and buy the home at yesterday's price.
"Marry the home, date the rate" has become a cliché because it's accurate.
If you're sitting on the sideline waiting for a signal that the moment is right — let's look at the numbers together. I'll show you what the market in Palmetto Bay and Cutler Bay is actually doing, what comparable homes have sold for, and what your real monthly picture looks like today. No pressure. Just real information so you can make a real decision.
