Here is what the numbers actually said

She had been house hunting for eight months. She had a clear budget, a clear list of what she needed — good schools, a yard, a neighborhood that felt safe and established — and a clear idea of where she could not afford to look.


Palmetto Bay was on the "cannot afford" list. Her friends had told her. Her family had told her. She had done a quick search online, seen a few listings at the top of her budget, and decided it was not worth pursuing.


Then she called me.

But there are also townhomes, smaller single-family homes, and well-maintained properties in established streets that sell in ranges that would surprise most buyers who wrote the neighborhood off based on reputation alone.


The key — and this is what I walked her through — is knowing which streets, which pockets, which property types give you the Palmetto Bay lifestyle without the Palmetto Bay price ceiling. The A-rated schools are district-wide. The parks, the canopy, the community feel — those things are not reserved for the .2 million homes. They come with the neighborhood.


We went out together on a Saturday. I showed her four properties she had never considered because she had never thought to look. Two of them were in her budget. One of them had a yard big enough for her kids and a kitchen she did not have to renovate.


She made an offer on the third showing. It was accepted.


"The best neighborhoods in South Florida have more range than people think. You just need someone who knows where to look."


I tell this story because I hear a version of it constantly. Buyers who have pre-decided that Cutler Bay is "too far south" or that Palmetto Bay is "out of their league" or that Pinecrest is "only for a certain kind of buyer." And then they spend months looking in their second-choice neighborhood, finding nothing they love, paying more than they expected for something that does not quite fit.
