Should You Buy in South Florida Now — Or Wait?

This is the question I get more than any other right now.


Interest rates are high. South Florida home prices are still strong. And buyers are sitting on the sidelines asking themselves: do I buy now and deal with the rate — or do I wait and hope rates come down?


I am going to give you my honest answer. Not the answer that gets me a commission faster. The actual honest answer — because that is the only kind worth having.



First — Let's Talk About What Waiting Actually Costs

Most buyers who are waiting for rates to drop are focused on one number: the monthly payment. And that makes sense. A higher interest rate means a higher payment and that is real money every month.


But waiting has a cost too — and most buyers are not calculating it.


Here is what waiting costs in South Florida specifically:


Home prices are not waiting with you

Coral Gables appreciated at a strong rate this year. Pinecrest appreciated nearly 20%. Palmetto Bay is approaching a $1 million median. Cutler Bay continues to climb. South Florida home prices have shown extraordinary resilience despite higher rates — driven by limited inventory, continued in-migration from high-tax states, and international demand that does not disappear when rates move.


Every month you wait — if prices continue their current trajectory — the home you want costs more. And a higher purchase price at a lower rate can easily cost you more than a lower purchase price at today's rate.


The real math — price vs rate

Let me show you what I mean with real numbers. Assume you are buying a $800,000 home in South Florida:

If prices rise 6% while you wait for rates to drop 1% — your monthly payment actually goes UP even at the lower rate. And you have also missed a year of equity building.


💙 Sandra's Take: The old real estate saying is true in South Florida right now more than almost anywhere else: date the rate · marry the house. You can refinance when rates drop. You cannot un-pay the higher price you paid because you waited.




When Waiting Actually Makes Sense

I said I would be honest — so here is the other side.

Waiting makes sense if:

• You are not financially ready — your down payment is not where it needs to be · your credit score needs work · your income is not stable

• You have not done your research — you do not know which neighborhoods you want · you have not gotten pre-approved · you are not sure what you are looking for

• You are buying in a neighborhood with genuinely flat or declining prices — where waiting does not cost you in appreciation

• The payment at today's rate genuinely does not work for your budget — and no amount of creative financing changes that


⚠️ Waiting because you think you can time the market perfectly is almost always a mistake. Nobody — not economists, not Federal Reserve members, not real estate agents — can tell you exactly when rates will drop or by how much. Buyers who waited in 2022 for rates to drop are still waiting.




The South Florida Specific Answer

South Florida is not a normal real estate market. It has specific characteristics that make the buy-now-or-wait calculation different here than in most other markets.


• Inventory is structurally limited — barrier islands cannot be expanded · villages like Pinecrest prohibit new development · waterfront land is finite


• In-migration is structural not cyclical — people are permanently relocating from high-tax states for tax and lifestyle reasons that do not change when mortgage rates move


• International demand is consistent — South Florida attracts buyers from Latin America · Europe · Canada · and beyond whose purchasing decisions are not primarily driven by US mortgage rates


• The fall window is real — September through November is consistently one of the most active buyer periods in South Florida · inventory is slightly higher · sellers are motivated · competition is lower than spring


✅ The buyers who have consistently won in South Florida are the ones who bought when they were ready — not when rates were perfect. The ones who waited for perfect rates missed the appreciation that paid for the higher rate many times over.




My Honest Answer

If you are financially ready — if the payment works at today's rate · if you have your down payment · if you have found the right neighborhood — buy now.


Get the home at today's price. Lock in your equity position. And when rates drop — and they will drop eventually — refinance into the lower rate.


You will have bought the home you wanted at a price that looks very smart in five years.


If you are not ready — get ready. Work on your down payment. Get pre-approved. Do your research. Come back when you are genuinely prepared — not just waiting for a perfect moment that may never arrive.
