South Florida in October

Why This Is the Best Month to Be Here — And the Best Time to Make Your Move

I have lived in South Florida my entire life. I have watched every season come and go for decades. And if someone asked me to choose one month — just one — to show someone who had never been here what this place actually feels like at its best?

October. Every time. No hesitation.

The Weather — What October Actually Feels Like

If you have only visited South Florida in the summer you have not experienced South Florida. October is when something shifts. The humidity that defined June through September begins to ease. The mornings become extraordinary — 72 to 76 degrees, low humidity, a breeze off the bay that makes outdoor life feel like it was specifically designed for human beings.

By mid-October South Florida mornings feel like what people in other parts of the country experience for about three weeks in May before summer arrives. Except here it stays this way through April. October is when that season begins.

💙 Sandra's Take: I take my morning walk around the Cutler Cay waterway every day. In July it is a commitment — hot, humid, beautiful but demanding. In October it is a gift. The light on the water. The herons standing still at the bank. The temperature that makes you feel like you could walk forever. This is what I stayed for. October is when you remember why.

The Outdoor Life Explodes in October

The Water

Biscayne Bay in October is extraordinary. Water temperature still warm from summer — perfect for swimming, snorkeling, and paddleboarding — but the air temperature makes being on the water feel genuinely magical. Kayakers come out in force. The coral reef at Biscayne National Park is at its most beautiful.

The Parks

Every park in South Florida transforms in October. Deering Estate. Matheson Hammock. Coral Reef Park. Pinecrest Gardens. The crowds that stayed away in August return — but in October it feels like community rather than chaos.

The Farmers Markets

South Florida's farmers market season peaks in October. The Pinecrest Gardens Sunday market. The Coral Gables Farmers Market. Fresh produce, local vendors, the kind of outdoor community gathering that people in cold-weather cities specifically dream about.

October Is the Best Month to Buy or Sell

For Sellers — List in October

October buyers are serious buyers. The casual summer lookers are gone. The people touring homes in October have made a decision — they are moving to South Florida and they are ready to act. They are pre-approved. They have done their research.

Additionally — October light is extraordinary for listing photography. The soft morning light of South Florida's fall season makes homes photograph better than any other time of year.

✅ Green Light: Homes listed in October and November in South Florida consistently sell faster and closer to asking price than homes listed in summer. The combination of serious buyer demand and beautiful natural light creates conditions that sellers should take full advantage of.

For Buyers — Move in October

October is when South Florida shows you exactly what you are buying into. If you are relocating from the Northeast and you visit in October — you will understand immediately and completely why people make this move. Make your visits in October. Make your decisions in October.

What October Looks Like in Each Community

Coral Gables

The banyan canopy on Alhambra Circle and Miracle Mile in October morning light is something you need to see to believe. Outdoor dining comes back to life. The Biltmore pool season extends well into fall. The Coral Gables Farmers Market on Saturday mornings draws the whole community.

Palmetto Bay

Coral Reef Park and the Village Center on Biscayne Bay in October. Families back on the trails. The bay at its most beautiful. October in Palmetto Bay reminds you why families choose this community and never leave.

Cutler Bay

My neighborhood. Twenty-one Octobers in Cutler Cay. The waterways in the morning. Old Cutler Road with the windows down. Black Point Marina on a Saturday. Biscayne National Park snorkeling on a clear October Sunday. This is the month that makes you feel like you won.

Pinecrest

Pinecrest Gardens Sunday farmers market in October is one of the great South Florida experiences. The botanical garden at its most lush. The Banyan Bowl. Ancient fig trees and tropical flowers. October in Pinecrest is what $2.75 million median actually looks like on the ground.

If you have been thinking about making the move to South Florida — come in October. See it at its best. Walk Old Cutler Road in the morning. Sit at the Matheson Hammock atoll pool on a Tuesday afternoon. Watch the sunset over Biscayne Bay from the Palmetto Bay Village Center.

Then call me. 💙 305-613-3376.
