The Thing Nobody Tells You About Selling a Home in South Florida
It has nothing to do with the price. And everything to do with the first ten days
When sellers come to me, they want to talk about price. That is almost always the first conversation. What is my home worth? What should we list at? What are the comps doing?
And those are important questions. We will absolutely get to them.
But the thing I spend just as much time on — the thing that most agents gloss over and most sellers do not hear until it is too late — is this: the first ten days of your listing are the most important ten days of your entire sale.
Whatever happens in that window sets the tone for everything that follows.

Here is what I mean. When a home hits the market, it gets a surge of attention — from buyers who have been waiting, from agents who have active clients, from algorithms that surface new listings at the top of every search. That window is roughly seven to ten days. After that, the surge fades. The home starts to feel like old news. Buyers start wondering why it is still there.
So everything — the photography, the pricing, the staging, the timing, the marketing — has to be ready before day one. Not on day three. Not after the first weekend. Before.
I have seen sellers lose thousands of dollars not because they priced wrong, but because they launched before they were ready. Bad photos. No staging. Listed on a Wednesday with no open house planned. By the time they fixed it, the momentum was gone.
On the other side, I have seen homes in Cutler Bay and Palmetto Bay that were prepared properly — professionally photographed, priced with precision, launched on a Thursday with a Saturday open house — generate multiple offers in the first weekend. Not because the market was exceptional. Because the launch was.

What does a strong launch look like? Professional photography that shows the home at its best — not a phone camera, not a wide-angle lens that makes rooms look like closets. Pricing that positions you competitively without leaving money on the table. A Thursday or Friday go-live date to maximize weekend traffic. An open house that is clean, well-lit, and staged to feel like a home someone could actually live in.
And ideally, a REALTOR who has been working the neighborhood long enough that when your home goes live, she already knows which buyers have been looking for exactly what you have.
The ten-day window is not a theory. It is what I have watched play out in this market, deal after deal, year after year.
