Why I Would Never List My Coral Gables Home Without Doing These 3 Things First

I own two homes in Coral Gables. I have sold real estate here for ten years. And if I were ever to sell one of my own homes — here are the three things I would absolutely insist on doing before a single buyer walked through the door.
Most agents skip all three of them. And most sellers do not know enough to ask.
Let me fix that.
Thing 1 — Pull the Full Board of Architects File.
Every property in Coral Gables has a Board of Architects file. Every approval, every denial, every commendation, every modification — it is all in there going back decades. And almost no seller — and very few agents — ever look at it before listing.
This is a mistake that can cost you tens of thousands of dollars.
Here is why. The buyers who pay premium prices in Coral Gables are not just buying square footage. They are buying architectural integrity. They want to know that the home they are purchasing has been maintained, modified, and improved with sensitivity to its original character. The Board of Architects file is the proof.
A clean file with thoughtful approvals and commendations for preservation tells buyers: this home has been cared for by people who understood what they had. That story has real monetary value.
A file with multiple denials, unauthorized modifications, or evidence of work done without approval tells a different story — one that sophisticated buyers will discover anyway during due diligence. Better to know before you list than to have it surface after you are under contract.

Thing 2 — Hire an Architectural Photographer. Not a Real Estate Photographer.
I know what you are thinking. A photographer is a photographer.
No. Absolutely not. Not in Coral Gables.
Real estate photographers are trained to make spaces look clean, bright, and spacious. They are very good at what they do. But what they are NOT trained to do is capture the architectural soul of a 1920s Mediterranean Revival — the way the light falls through an arched window at 4 in the afternoon, the texture of a barrel tile roof against a deep blue sky, the shadows that a coral rock wall casts at golden hour.
Coral Gables homes at the premium end of the market are not selling square footage. They are selling a feeling — a connection to a vision of South Florida that George Merrick had a hundred years ago and that has endured because it was so completely and beautifully realized.
Standard real estate photography cannot capture that feeling. Architectural photography can.
💙 Sandra's Take: The right photographer for a Coral Gables listing shoots in the golden hour — the 45 minutes after sunrise and the 45 minutes before sunset when the South Florida light does things to Mediterranean architecture that no other light can replicate. If your agent is scheduling the photographer for 10 AM on a Tuesday — find a different agent.
⚠️ I have seen beautiful Coral Gables homes sit on the market for months because the photography made them look like every other house in Miami-Dade. The photography is the first showing. It happens on a phone screen. If it does not stop the scroll nothing else matters.
Thing 3 — Know Exactly Who Your Buyer Is Before You List.
This is the one that surprises sellers most. And it is the most important.
Before I list any Coral Gables property I sit down and write a detailed profile of the buyer who is most likely to pay the highest price for it. Not a generic buyer. A specific one.
Is this home for the executive relocating from New York who wants walkability to Miracle Mile and does not want to give up the cultural sophistication of the city they are leaving? Or is it for the international buyer — Venezuelan, Brazilian, Colombian — who wants a safe, prestigious address in a city that feels like home? Or is it for the local move-up buyer who has been watching this street for years and knows exactly what they want?
Each of these buyers requires completely different marketing. Different platforms. Different language. Different photography. Different timing.
The New York executive needs to see the walkability score, the Michelin-starred restaurants within walking distance, and the comparison to Upper West Side brownstones they are leaving behind. The international buyer needs to see the school ratings, the proximity to the international airport, and the security of a city with its own police force. The local move-up buyer needs to see the architectural history and the community character they already know and love.
Most agents list a Coral Gables home and wait for buyers to find it. The best agents know who the buyer is before the home hits the market — and go find them.

The three things I have described — the Board of Architects file, the architectural photography, and the buyer profile — are not extras. They are the foundation of every successful Coral Gables listing.
