Pre-qualification is a lender's estimate based on information you provide. Pre-approval means the lender has verified your income, assets, employment, and credit and issued a written commitment. Cutler Cay is a gated waterway community with beautiful canal-front homes, kayak and paddleboard access directly from the neighborhood, and some of the most beautiful waterway views in all of South Florida. HOA fees approximately $400 to $600 per month depending on the section. Homes range from $500,000 to $900,000+.


Lakes by the Bay — Family Community

One of Cutler Bay's most established and beloved communities. Beautiful lake views, family-friendly atmosphere, and excellent access to the community parks and recreation areas. HOA fees approximately $200 to $400 per month. Homes range from $500,000 to $750,000.


Saga Bay — Established Single Family

A more established community with larger lots and a mix of original and renovated homes. Less HOA structure than Cutler Cay or Lakes by the Bay. Strong community character and good school access. Homes range from $450,000 to $650,000.

Non-HOA Areas

Cutler Bay also has non-HOA areas where buyers can find good value — particularly buyers who do not want HOA restrictions or fees. These areas tend to have more varied housing stock and more flexibility for improvements.


Step 5 — Work With a Hyperlocal Agent Who Actually Knows Cutler Bay

This is not a sales pitch — it is practical advice. Cutler Bay is a specific community with specific characteristics that matter enormously when buying: which streets flood, which HOAs are well-run versus problematic, which sections of which communities command premiums, and which properties represent genuine value versus overpriced listings.

Standard in Florida is a 15-day inspection period. Do not waive your inspection — ever. But be reasonable with your inspection requests. Asking for repairs on every minor item in a competitive market will kill your deal.


Closing Timeline

If you are financing — expect a 30 to 45 day closing. Cash buyers can close in as few as 7 to 14 days. A faster closing is often a meaningful advantage in a competitive situation.


Step 7 — Navigate the Inspection and Due Diligence

Once your offer is accepted you have your inspection period to do your due diligence. In South Florida this should always include:

• General home inspection by a licensed inspector

• Wind mitigation inspection (saves 20–45% on windstorm insurance premium)

• 4-point inspection if the home is older (required by many insurers for homes 25+ years old)

• Roof inspection — age and condition are critical in South Florida

• WDO (termite) inspection

• If in an HOA — review the governing documents, budget, reserves, and meeting minutes

• Flood zone verification at msc.fema.gov


Step 8 — Closing in Florida

Florida is an attorney state — meaning a licensed attorney or title company handles the closing. The closing is typically held at the title company's office. Here is what to expect:
